What we certify
A siting certificate (often called a location certificate) confirms a building has been constructed in the correct position relative to legal boundaries, yard setbacks, and the approved plans. We also provide setout certificates, height in relation to boundary (HIRB) / roof truss certificates, and floor level certificates where required by consent conditions or as part of the Code Compliance Certificate (CCC) process.
Siting Certificate (Location Certificate)
Typically prepared once the building footprint is complete (or at completion), to confirm location and clearances to boundaries, and alignment with the approved building consent plans.
Setout Certificate
Confirms that the initial setout was completed correctly prior to (or during) construction. It’s a practical “catch problems early” step before concrete and framing make changes expensive.
Roof Truss Certificate / Height in Relation to Boundary (HIRB)
Confirms roof form and building height comply with district plan controls relative to boundaries (often checked during framing / before roof sign-off). This is commonly requested where height-to-boundary rules apply.
Floor Level Certificate
Confirms the constructed floor level matches the consented level and any minimum floor level requirements (often relevant for flood-prone sites, overland flow paths, or drainage conditions).
What we need from you
- Approved building consent / stamped plans (latest revision)
- Site datum information (if provided) and any existing survey control
- Any specific consent conditions calling for certification (CCC / inspections)
- Site access and timing (e.g., after slab, during framing, at completion)
